COMPREHENSIVE HVAC COMMISSIONING SERVICES:

 

Building Commissioning has become a standard requirement in the construction process for most Federal, State and municipal government construction projects.

 

Commissioning involves a highly qualified team to review the mechanical, electrical and plumbing systems and verify that the operational capacities and capabilities of the systems, and equipment are consistent with the projects program documents and the intent of the owner's design team.

 

So what are the benefits of commissioning?

New Building Commissioning (NBCx)

 

This commissioning process starts during design and proceeds through bidding, installation, pre-functional testing, functional testing, owner training and acceptance.  This assures the owner and design team that the systems will perform to meet the owner’s intent and the design.

 

Existing Building Commissioning (EBCx )

 

This commissioning process is performed on existing facilities that have been in operation for a number of years and were either never commissioned or have lost efficiency due to changes over the years.  For these clients we meet with the owner to determine the intended use of the building.  From there we go through a very set procedure and commissioning of the systems in question.  This determines if the existing systems are capable of meeting the owner’s intent.  Then we make recommendations for energy efficiency measures, provide specifications, and cost to implement.  This process usually results in a 15 to 20% energy savings with a one year payback.  There are several types of existing building commissioning.

 

         Retro-Commissioning ( RetroCx)
Commissioning an existing building that has never been commissioned

         Re-Commissioning ( ReCx)

Commissioning a building that has been previously commissioned

         Continuous Commissioning (CCx)

Owner continues to collect and compare baseline data on selected building systems to ensure that the building functions optimally throughout its operating life.

 

LEED Commissioning

 

Following the formation of the U.S. Green Building Council (USGBC) in 1993, the organization realized that the building industry needed a system to define and measure “green buildings.”  We provide services to meet both fundamental and enhanced commissioning credits.

 

 

2013 Nonresidential Building Energy Efficiency Standards (Title 24)

 

The California Energy Commission moved Part 11 "Commissioning Requirements" to Part 6 for energy related building components.  They added mandatory requirements for design-phase commissioning, which includes an early review of design intent documents and highlighting efficiency specifications in both construction documents and Standard compliance forms. This will take effect on July1, 2014. Commissioning of building systems will now be required for all new buildings. Buildings under 10,000 square feet only need to complete the design review requirements.
